If you are not currently working with a real estate agent, there are services that provide free access to the full MLS system and help with all the documentation involved.
Under the new Florida law, you can expect to pay the agent around 2.5% of the selling price commission, or ask the seller to cover this fee, making some deals harder to negotiate.
Agents have their own biases. They are likely to show houses that are listed by the same broker and avoid homes that are sold by owners. These factors limit your pull of houses.
Some agents can be super helpful in searching houses that are not yet on the market, can have personal connections with builders of new houses, etc.

I have experience owning properties in different communities. This one has he best HOA. No sudden fines, no significant increases in HOA fees over the years. Easy approval process when needed. Board members are in the same Facebook group as other community members and are always ready to help and answer questions.
